2026 Budget above approved at our October 2025 HOA meeting. Note that the amount listed as unrestricted cash was the total amount in our account on that date (at the end of Nov. 2025 that amount was $25,676). 

Some of this should be considered reserved for emergencies. 

It is this amount that we have been depleting in the last few years, for example the balance at the end of December 2024 was $29,464 and at the end of 2023 was $39,082. There's a note in the larger budget sheet that in September 2023 it was recommended that we have a reserve equal to one year of expenses.
